@youboots: it sounds like you guys are in a good circumstance -- a house you like (even if it can be a pain!) in a great location. my vote would be to stay put, and to keep a loose eye on what is coming up on the market, especially at those "off" times when you can find a great deal on houses (late summer, around the holidays, etc) or in circumstances like relocations where people are willing to take a lower price. you never know!

if you are sick of the renos, i would just go forward with the necessary ones and take a break from the nice-to-haves. our neighborhood is a similar style/age, and the difference between those who did bit-by-bit small tasks and those who did full guts, remodels, and/or additions can be huge. even if, ultimately, the total cost wasn't THAT different. you might be able to figure out something in a couple years that would let you stay in your neighborhood and be happy in that house.

or maybe something else will come up in the meantime!

If anyone still cares :silly: there is a town about 15 minutes closer in that has better schools/ is even more family friendly. It is not as historic/cool as our town but more desirable in general. There are 3 new houses being built in their walkable downtown it's a newer master planned downtown with condos above but with more restaurants. We are going to look at them tonight.

@cam: we had it appraised in August. The value went up significantly. @nana87: we have an electric gate. Completely fenced in .4 acre lot. It's the road noise that's the problem.

This is tough! But I think I'd stay if I were you. I hate driving and love living in a walkable neighborhood, so that quality of life aspect would probably win out for me. That said, 1.5 miles is really not much at all--my daily commute is 1.3 miles and I usually do it on foot. Regarding the busy street-- do you have safe backyard space? or a fence in the front? My only concern would be having outdoor space for lo to run around in, and a busy road would make me nervous (that said, our outdoor space is an apt balcony so any yard would be an upgrade :silly: ). The emergency vehicles things wouldn't phase me, but I'm in NYC and leave down the street from a firehouse so we hear it all the time/have gotten used to it

I lived in a 100 yo craftsman in a walk-able MT ski town for a few years before moving back to the east coast. I still think about that house and the neighborhood and I miss it a lot. I currently live in a 1770's cape that has been renovated and I love it too! I would stay where you are. I love old house though :silly:

Having owned an older (1920's) home within walking distance of shops, restaurants, etc., my answer is an emphatic YES, I would move. Our quality of life has improved by not having to worry about ongoing maintenance/reno issues. Eta: Because if you haven't ever owned an older home, you just don't know!

2 years ago, we moved one neighbourhood over. I'd say it was about 1 mile away. Our previous house was an older home that had lots of updates, but we still put in quite a bit of work - changed the flooring on the main floor and basement, new paint, new windows, etc. I felt like we were putting money in EVERY year, and there was still a list of things i wanted to change.

Even though 1 mile away isn't a big difference, it's sometimes hard to want to move out of your existing neighbourhood. I looooved my old neighbourhood, and i would get sad every time we drove through it. It took us 2 years of casual searching to find this house, which was a new infill build in a perfect location. We are most likely going to stay in this house for as long as we are in this city.

Personally, 100 year old houses aren't my thing. I feel like they're just a pandora's box of bad things waiting to happen. I like more modern house plans and feeling confident that things will hold up for a while without needing repairs. But that's me. You have to decide what's best for you and what makes you happy in a house. Not what we think or what your mom thinks.

For me, it wouldn't be worth it. It sounds like you have a fantastic location. And while 1.5 miles isn't far if you drive everywhere, giving up being able to walk everywhere is huge. Yes, you could walk the 1.5 miles, but let's be honest, it wouldn't happen nearly as much.

@youboots: @Smurfette: Ok, since you were talking about "neighborhoods" going in, I just assumed we were talking like suburbs here. But yes, if 1.5 miles is going to take you from currently being able to walk to restaurants and shops versus having to drive, then that would change the atmosphere. You didn't quite clarify that in your post.

I should also add that we live in a unique place and time. People are moving here from all over the world to open wineries or be part of the wine scene. The access our location has is kind of the best you can get for food and wine outside of Napa/Sonoma. Which makes a restored home more valuable as time goes on.

That's hard. There is something to be said for being able to walk places. It's nice when your kids are little (not having to depend on a car) and when they are older they can get themselves places more easily. I like our house and our location, we are close enough to everything. But we can't walk anywhere, and that drives me nuts.

We bought a "flipped" house but chose to do a lot of work to it and I'm reaching the end of my rope already after only 6 months, so I totally feel your pain. I feel like no matter what condition the house is in when you move in there will be a bunch of things you want to change, so I wouldn't move to try to "escape" that. But the busy street thing would bother me - we fought hard against this when buying our current home because almost every house in our price range was on one. That you can't fix so I might consider moving because of that.

Since we are talking about housing a little today...

We bought a 1910 Craftsman 4 years ago today (on leap year). DH kind of had to talk me into it because it needed a lot of work. In 4 years we have done 2 total bathroom remodels, a mini kitchen remodel, refinishing of the floors, having the entire interior painted, roof work, fireplace work, a tree removed, plus a bunch of smaller things. The list continues... we are having exterior repairs and paint done this spring. I feel like it never ends but I also feel like we are at a good stopping point to sell.

I love my house but I feel like any extra money goes to maintence/improvement/repairs. We have a basement that is 'finished' but would need a lot of work to make it a comfortable and liveable space.

I absolutely love the location. We are in the old downtown district of a moderately sized suburb. We walk to the grocery store, post office, restaurants, wineries, the park and library really close. Sometimes I don't drive for days. But we live on a busy road- 6500 cars pass a day and it's a main road for emergency services who scream through 5+ times a day. Id be happier if we were a block over. But I don't want to buy another old home that I don't know and would have to start over. Also it is rare anything comes on the market since it is a desirable neighborhood.

The layout is choppy. I'd love a great room/dining/kitchen combo. I love my neighborhood but the newer houses are too small.

There is a gorgeous neighborhood going in 1.5 miles up the road. We would have the same mortgage but our dream house. But sadly not our dream location. It's about 30 homes. The lots we like face rolling farmland- that is privately owned- and I guess there can only be septic due to the ground density. So hopefully a pretty view for a long time.

I'm also concerned the market could/will crash and I don't think we would ever be upside down in this. But I'm worried we would be in a new home. DH has a solid job, so he thinks if we did leave we would be there for a long time- so a market crash would not hurt us.

Bless you for making it this far. Thoughts?
