We had to move the fridge for something and it caused huge indentations from the wheels.  But in my current house we have solid wood floors and they don't have that issue.  Had to move the fridge in this house too and no indentations.

With higher end engineered hardwood the top solid wood layer extends to the tongue and you can refinish to that point. Interestingly that's the same point you can refinish solid hardwood before the floor system fails. The wood below the tongue cannot be refinished because the floor comes apart.

<description>&#60;p&#62;Southerner here. Tile is the way to go in the main living areas if you have children. I have found that what is desirable as far as flooring goes is regional (I'm old enough to have house-hunted and lived in a bunch of places in a more temperate climate, but I've been here quite a while and house-hunted/lived in a bunch of places here, too). Think back to the other houses you saw when house-hunting. I bet the high-end ones had fancy stone floors or wood-look tile and nearly no wood. Because that's what you do here. Tile is easy to maintain, stays relatively cool, doesn't warp, and is far less susceptible to growing mold. &#60;/p&#62;
&#60;p&#62;That said, I have a formal living room and bedrooms with wood and that has largely been fine (it's been here over 20 years and still looks good), but these are not especially high-traffic areas and as far as I know, no one has worn shoes on them or spilled any water or food in those rooms. (I strictly forbid eating and drinking anywhere that is not the kitchen table because I live in a humid climate with a bazillion bugs that I do not want in my house.) I would not put wood floors in a kitchen here, ever. &#60;/p&#62;
&#60;p&#62;I would look into wood-look tile if you want that look. I did briefly when we were house-hunting, and it is indeed about on par price-wise with more expensive wood. &#60;/p&#62;
&#60;p&#62;Tile is not that hard to maintain. My grout is a medium gray-brown and it hasn't discolored. I vacuum daily and steam mop or mop with a microfiber mop + water once every couple of weeks or so. If something liquid-y spills, I clean the tile and surrounding grout well, but otherwise it's pretty hassle-free. The wood floors are a bit more of a pain to care for. You can't steam mop them, and I think it would be nuts to wet mop them regularly here.

<description>&#60;p&#62;We have woods in all main open areas of the house. Tile only in the bathrooms and laundry. Carpet in bedrooms. I don't love tile especially in open areas. Resale with wood is higher too. But it also may depend on what area you live in.  (Also, side note, if you have slab foundations, you shouldn't do solid wood. Only engineered. Something I found out after moving to an area with slab foundations!)

&#60;p&#62;@Mrs. High Heels:  Engineered hardwood is real wood, it's hardwood on a substrate of plywood that makes it more stable than solid hardwoods. We use it exclusively in our most expensive projects. It's usually much higher quality than the solid wood flooring in the market now.&#60;/p&#62;
&#60;p&#62;To the OP I only do tile in baths and entry/ mudroom spaces. But I'm in a cold climate.

I hate carpet and when we moved in we had carpet throughout and some lame tile in the kitchen so we just changed the whole house.  it looks great, however, it is pretty cold in the winter.  I live in NJ so we do have cold winters here, and honestly if I could do it over, I would probably go with wood!

&#60;p&#62;We redid our floors a few months ago and went with wood look tiles because our entire downstairs is an open floor plan where kitchen flowed into dining and living room spaces. I didn't like the idea of breaking up the flooring, didn't want wood in the kitchen, wanted the durability of tile, and we live in a warm climate (SoCal), so we went with tile. &#60;/p&#62;
&#60;p&#62;Dark grout with wood look tile is the way to go because it mimics wood floors better, so grout hasn't been an issue. Here are our wood look tile floors... people can hardly believe it's tile!&#60;/p&#62;

<description>&#60;p&#62;Our old townhouse was tile entryway leading up to open floor plan living room/dining/ kitchen which was all wood.  Our current house is bigger and slightly less open plan because there is some room division on the main level, but there is tile in the entryway, kitchen, and dining room, and hardwood in the living room and formal dining room/den.  &#60;/p&#62;
&#60;p&#62;If it's all one big room then it makes sense to have the same flooring throughout. If I had to have a choice I would choose wood because of children, temperature on feet, and it's a bit more forgiving when you drop things on it (in the sense that those items may not break) even though the floor might get dinged up.  I don't even like the tile in my kitchen. It's so hard.  But I didn't love having wood in my kitchen because I felt it shouldn't get wet.  So if I had to have split I would have the tile in the kitchen.  I agree with pp about tile floor getting dirty in the grout as another annoyance.

I think it looks choppy having some tile and some wood but some homes can make it work. I would rather have wood over tile. My last rental was all tile and it was so hard and cold. Wood just seems more warm and inviting to me.  Our new home has all wood downstairs except tile in the guest bath and then carpet upstairs.
