There are so many storage and space saving possibilities we learned along the way that make living in tiny rooms not only possible but super comfortable. Once we had ds we realized 3 bedrooms was really ideal so that a guest could always have a private room and we didnt have to cram together as a family. We have a dining room and we rarely use it. We also have two living rooms which at first was a novelty and now is just two places to sit. I don't think bedrooms necessarily have to be big but it sounds like in your case having bigger rooms will allow you to multipurpose and even though you're losing a room I think overall it will be more functional. I have a really big living room that we never spend any time in (we have an open kitchen/dining room/family room). We also have a really large master bedroom that is a bit overkill. Our last house was a townhouse and at 1600 square feet you'd think that was pretty roomy. But the layout sucked. About 400 of those square feet was the "loft", a room on the 4th floor of the house that was only accessible by a staircase in the master. Oh, and it was only 2 official bedrooms with 1.5 baths. I think if it had been 3 bedrooms/2.5 bathrooms and 2 floors instead of 4, I wouldn't have felt so urgently that we needed to move. Now we have a stupid amount of space though, so I guess it worked out. And definitely a separate office if possible. I take conference calls at home frequently, so being able to close the door is huge. Not to mention the psychological impact of getting up and "leaving the office" at the end of the day. I also do not get people who prefer huge bedrooms and bathrooms. In our previous apartment we had 3 HUGE rooms and two smaller rooms and it felt like a lot of wasted space. In our current place, the layout is completely different but we still have two really big rooms (as far as apartments go) and two smaller bedrooms for the LOs. Our house has tons of rooms/spaces, and we've learned that we have no use for most of them and feel like we live in Downton Abbey. (Sunroom, formal living room and dining room, master sitting room, two master walk in closets, upstairs balcony, etc.) But the rooms are pretty poorly laid out and not very spacious, honestly. Our house is 3 bedroom right now and they are all a good size. I do want more living space, though. We have considered renovating to open up one bedroom to make more living space. When looking for a new house in a couple years, I'd rather have 3 bedrooms with a larger living area than 4 bedrooms. I do not feel the same way about bathrooms, though. We have one bathroom that is a good size, but I'd rather have two smaller ones. I *think* the main thing will be that I can't nap while he's working anymore (he works set hours/8-5, whereas I work whenever/when dd is in daycare or asleep), but that's not a huge deal (I can nap on the couch ;) ) @namaste: I'm the one with a huge number of books! I'm a phd student in a very heavy-reading field, it's obscene how many I have/have already had to put in storage, haha @oliviaoblivia: 2 sofas??
