Okay - I asked on a local forum how much better the other town was. Someone broke it down in terms of numbers and trends, which helped me understand it: not worth the financial sacrifice. Basically, not more diverse. And there are actually more young families where I live, just not in my neighborhood. So I guess it's not worth the extra money!

@mediagirl: The people who live in our immediate neighborhood are probably in their 50s and 60s and we figure they have to sell at some point when their homes and yards get to be too much for them. I'm really hoping they sell when things get better and they can bring in families who can afford to keep the neighborhood nice.

We're going through a similar situation. Houses are not as expensive as they are near you but, we have crappy schools in our neighborhood and our neighborhood appears to be bringing in lower income instead of higher income - which is who we had expected to come this way. We're trying to decide between private school or a better neighborhood (smaller house since we can't afford our house in a better neighborhood).

If we were in your position, we may have to just say we stay and send her to private school since the cost is such a big difference. If it was $100k, we could do it. $200k difference, we couldn't do it.

Maybe the problem is me/us? We're already in a pretty well-regarded area, so I'm asking myself how I can be not liking this. If moving takes us close to a million dollars (in which case there is no upgrading our home, ever, not even doing a single home improvement project) I don't know how we could do it.

@yoursilverlining: We already put a huge (like almost 40%) down payment on our current house and just refi'd. On the bright side, the houses right around us even in worse condition typically sell within a few days to weeks. Maybe in 5 years our financial situation will be totally different.

If I were in your situation; I would stay put for now and try to save up additional money each month (if possible) to move into a home in the town you love. I would try to stay put until your children are near to school age; since school systems can change in a span of several years; which would also give you guys a few years to save up a higher downpayment to offset the increased property cost. Is refinancing your current mortgage an option? If so, that might save you guys money right there on a monthly basis.

I would still keep my eyes open and check the MLS listings every week or so for the town you love. Maybe you will come across a home that is in need of repair and you could get a deal on it, and then rent out your current home? You can also check out RealtyTrac for foreclosure listings.

you can always upgrade your home but you can't change the town you live in or the schools. Right now we are struggling with this a bit as well (we live in a "cheaper" town, not horrible but not the best) but I think we've decided on trying to get into a cheap house and paying for private school if we feel it's necessary at the time. This is 10 years away anyway (I'd only send my kids to private school starting high school). We're happy with the town now so if we can find a home that we can easily afford now, we can improve upon that house while enjoying this town, and then in 10 years we'll revisit our needs.

I just re-read and saw that you said there's only one other town you'd consider and it's way too expensive. In this case I'd stay put! You'll have to compromise on what you want in a house and you might not be happy :(

@artbee: I feel like I could upgrade/change my house, but I can't change my surroundings.

I agree 100%. The location was #1 during our house search. A great house in a bad location meant nothing to me. What good is the house when you cant enjoy the area you are in, and it becomes in inconvenience when you have to drive your child to another town to go to school, or see his friends, or to try to meet other young professionals like yourself with the same values. "Home" is a lot more than just the physical house, its the entire neighborhood package.

Holy moly...it is $200,000 more just for a detached, 4-br home in that town. Granted, it is the most expensive town in the region, but still.

I think it would be worth it to look at another town. I LOVE LOVE LOVE where I live. The area is so kid and dog friendly, it's very artsy fartsy which is perfect for me, there is always something going on like an arts and craft festival, some sort of food (italian, seafood, etc) festival, always something happening for all of the holidays, great public schools right down the street, cute shops and restaurants.

I feel like I could upgrade/change my house, but I can't change my surroundings.

We've been living in our current home a year now. We love the house - it's newer and has more space than we can use. There was a lot of custom work put into it, and it has features that would be hard to find in a house this size.

But...and this is a huge but...I don't love the area like I thought I would. Everyone bought here in the 90s, and now their kids are grown up. The kids I do see are SO poorly behaved (and I've taught in some bad schools!) partly because their parents aren't around and the schools get out at 2. Partly because it's just the culture here. We have yet to meet anyone 1) our age 2) anything like a younger professional family 3) who knows anything about diversity. On top of it all, we're paying insane property taxes! And we know we wouldn't send a LO to the public schools here (even though they're supposedly decent though not top in the state) so we'd have to pay private school tuition and drive to another town every day.

I love love love my house and don't know how I could leave the work we've put into it, but if it were you, would you give up the house and look for a town you like better? The catch is, there's only one town we'd look at and we definitely can't afford a house like this or even close there.
