We were in a super similar situation. Our landlord told us in early March he wanted to put it on the market April 1st. Cue panic! Luckily we did want to buy a home but this just gave us sort of a kick in the pants. We put in an offer on March 13th and we close next week. Nothing has been delayed yet (Wisconsin). We did convince our landlord to not put it on the market until we are gone. I said, “I understand that real estate is an essential business but we are worried about the health implications. Having people in and out of the home for showings that we then have to come back to makes me uncomfortable.” He didn’t seem to care at the time, but did actually decide to hold off. From what I’m hearing, people are just wary to come to showings even though they are allowed under the regulations. There are far fewer listings than normal and things are sitting right now (in our town things usually go within 24hours). Maybe you can sway the landlord to slow things down a bit or wait until you have found housing??

I totally feel your frustration. We will be moving states when I'm 2-3 months away from giving birth because my husband is starting a new job. Trying to buy a new house at this time is so insanely stressful.

If your landlord is selling I would at least start looking around to see what's available so you're not scrambling if your landlord does end up selling quickly (we received 3 offers all over asking price within 48 hours of listing our house so anything is possible).

@LadyDi: It depends on the state. In Ohio where I am and in Indiana where we're looking for a new house real estate is considered an essential function (people need to have somewhere to live) but in Michigan where we were considering looking for a house all real estate is shut down.

We were very lucky we were able to close on the sale of our house a couple weeks ago! Our market was hot but has slowed considerably in the last 2 weeks. Our closing got extended 2 weeks because of everyone working from home and also they kept rechecking the buyers employment and income. We had 3 other homes for sale on our street all under contract (1 before ours) and all fell thru in the last couple weeks. I have read banks are getting pickier with lending also. We have had to put buying on hold for a few months because I got laid off and honestly I would not buy in the current market, it is so uncertain what value homes will hold right now. I would think it would be difficult for your landlord to sell the home with everything currently going on. Unless he was selling it on the lower side.

Is he even allowed to do this right now? We are in the middle of buying and selling our house and things like inspections and appraisals aren’t even allowed to happen unless the house was under contract before March 18. Ugh. This is so stressful, I’m sorry. Terrible timing for them to do this!

I was just thinking that we were pretty lucky one month into quarantine. Our landlord called and they want to sell the house, but we have first dibs and we wouldn't use an agent if we did want it. I've seen the comps his real estate guy put together and I honestly believe it is overpriced and will be losing value during covid like much of the market. He agreed the price was probably high, but didn't give an estimate of what he was thinking.

We were planning on staying in this area for a minimum of one more year for kindergarten and our daycare, but certainly not the standard 5 years recommended. Also, I'm due in 3 months, so changing doctors/hospitals and moving would be a pain.

We have about a 10% down payment we've been banking over the last year, but I just don't know if this is financially a good idea.

Talk me through this, what are things I should consider in my decision?
