You all have given me some more things to consider, thank you!

I am very drawn to the house with the yard, almost so much so that it trumps all else. However, the school near the apartment is international and that is perhaps even more important.

The apartment is on a medical school campus and I am a quiet tenant with a freakishly quiet dog. I am not too worried about neighbor noise, but I also know that one bad neighbor can ruin a place. But, a bad neighbor in a house might be even worse (no property manager).

The apartment would force more social contact (I would attend a group studio vs. have my own studio at the house for instance), having to go to the park, etc. That might be a good thing.

I am still undecided. I am going to really tour them thoroughly and see what I observe. The apartment is extremely nice with radiant floor heating (!) - it is a big deal in this weather!

@Sunshine1810: I also have never heard my neighbours. They have to literally be standing outside my door in order for me to hear anything.

I would choose the apartment given that you are renting. The location and amenities sound ideal. DH and I lived in a new construction luxury apartment complex before we bought our house and we never heard noise from our neighbors. The newer, well built buildings put a lot of effort into sound proofing now.

@Greentea: With the added amenities, I would DEFINITELY do the apartment!

Also, if it is a new, modern apartment, I find that the noise is really not that big of an issue. But I guess it all depends on the quality of the construction.

The apartment does have amenities! Good point! It has internet and gym included. It is right.next.to the outdoor pool (discounted for living there) for the neighborhood and a safe short lovely walk to the school. It also is a walking distance to the lakes with fire pits (campfire) and hiking trails. Also next to huge garden plots to rent, so I would definitely do that.

The house is next to a water park/pool. Easier walk to zoo and library...

I'm an apartment dweller, I find houses have very high maintenance especially a 100 year hold house. You will need to make sure everything insulated, pipes are in working order (the pipe in our house ended up having a hole and was severely clogged that cost us a pretty penny). foundation is in working order, electrical is up to code and roof is okay (my dad had to replace his roof and it was a lot)

So for me hands down it would be the apt, plus you have an additional room

Apartment... I'm sure the heating bill alone for the house would make it super expensive. I do love a yard and garden but I'd rather be in a great location with a good school and lots of amenities. Plus there are always parks

I choose house, unless there's a pool at the apartment, and a park and open space pretty much right there for the kids to hang out in. I grew up in apartments when I was younger and I know children can flourish either way but I def see the loveliness of owning a home with your own yard, your own space to call home!

The location of the apartment sounds pretty ideal to me. That said, I am an apartment dweller, so I lean towards convenience and as little time as possible devoted to home maintenance. Does the building have any amenities? When you say several years were you thinking 5 or less?

This is coming from someone that loves having a yard. But I'm guessing the heating alone would really drive costs up. I honestly think you'll thank yourself next winter when you're cozy in your snazzy kitchen
