I just trust Zillow at all. When were looking at houses they had houses listed that didn't exist. We drove up and down the street while looking at the app, and there was no house numbers for the 2-3 they listed.

I don't go by our # on zillow.. We pretty much renovated the whole house after we bought it and added so much value to it, but they wouldn't know that cuz they've never been inside our house!

Zillow isn't prefect. They can't personally value each and every house or know every exact detail of every house even. They use a formula based on very few facts to give you an estimate (maybe not even a good one) of how much that formula thinks it's worth.

I'm going to guess that the formula doesn't account for upgrades but sees that the other house is a corner house and gave it a little bit more.

Don't worry though when you sell your house they don't use zillow for how much your house is worth.

@Mamaof2: Oh if that's the case... zillow is notorious for under estimating the value of a house... aka being conservative.

@Mamaof2: If the other house just sold than zillow will be much more on target for that house than for your house because they are factoring the recent sale price into their estimate.

I would trust a site like Blockshopper more than Zillow. With Blockshopper, it lists the selling price for real estate and nearby. I find that to be more accurate for prices around our neighborhood.

I don't trust zillow.

I noticed with our house, the value on Zillow immediately went to exactly the assessor's value that our bank had commissioned. I don't know HOW they get that information, but it does happen for a house that just sold!

@ninja: I'm pretty sure appraisals are public record.

I think Zillow prices are notoriously low. I actually found our current home on Zillow & it was listed for quite a bit higher than the Zillow estimate. We'll definitely be selling it for more than the current estimate.
