I've seen your pictures on FB and the place looks beautiful and very well staged.
I wonder if the folks that are looking in your area are just looking for a bigger home? And the folks that are looking for a smaller home on the lower end of the pricing scale are just not looking in your area? I agree with others that your realtor probably just needs to be marketing the property more/differently because it is a unique situation.
We have never sold, but we are about to rent our house. It comes with its own headaches! But you might try that if you are really ready to move. The size of your home might be better suited to renters.

Ours sold in two weeks. We had two offers. After week one we dropped the price dramatically, we were building a new home and had to sell the old one quickly. We had one open house, which our buyer attended.
