Special Requests: We want a bonus room or finished basement, lots of storage, upgraded kitchen and bathrooms, and a good yard space. Master bedroom on a different floor than the other bedrooms is a deal breaker. We're also moving to a different county for the better school.

@Smurfette: yup! That will be step one!! We love our house but when we bought it we didn't expect to be in Nashville for too much longer. Now that we've decided to stay we want a bigger house in a better school district. We really don't NEED to move now, but want to strike before interest rates and home prices go up too much!

Yep, browsing Redfin right now. We really, really need more space. I keep finding houses I like, but then see that either the taxes are ridiculous or they are in crappy school districts. Can't seem to find one I like in the right area.

Okay, I'll play!
We have been looking seriously since April and have placed numerous bids only to be outbid by others. It's extremely frustrating and I vent about it a lot on the March2013Mamas thread!
We are looking for a home in a suburb with a reasonable commute to NYC, where our jobs are located. Our priorities are a great school district and a walkable downtown/train station. We also need a town with daycare available nearby.
Ideally we will find a 3 bedroom, 2.5 bathroom home with a formal living room and separate family room. We'd like a level backyard and to be on a side street with sidewalks.
Dealbreakers for us include houses with steep rocky cliffs in the backyard, a highway running behind the home, property taxes over $20k, or a house that needs a ton of work. (We are not handy people at all!)
There is a lull in the real estate market in our area through the holidays but we hope to pick up the search again in late January. Fingers crossed!

We bought in April which I'm so happy about because our builder has been selling the same size houses in a worse location for $75k more lately.
Ugh, but in order to buy this house that we're in, we had to sell our old house and it was such a drag. I hated every day of having showings!

We are! We started looking at the end of November because a house in our ideal neighborhood came on the market. That house wasn't right for us, but in the process of getting pre-approved for a mortgage, we found out we basically have to buy this spring or wait 2 more years. So we've been hard working little house hunters and are making an offer on our top choice tomorrow morning. The house we are offering on isn't in our ideal neighborhood, but is a place we can imagine raising our family easier than anything in our budget in our ideal neighborhood. Good schools, low taxes, over 2800 square feet including the finished basement, 3 beds, 3 baths with room to add 1-2 more bedrooms in the basement and only minutes from my husbands job. Hope we get it!

We sold our house in 2009 and have been searching ever since. We're looking for a small home or condo, at least 2br. But are very specific about layout and location.

@rachiecakes: I don't envy you. We had originally thought we'd move back home to Mass so we were looking on the South Shore (Hingham, Duxbury, Marshfield) and I felt like I could NEVER find anything I liked in our budget. Down here its almost like there are too many to choose from!

@MamaMoose: Good to know there is hope! I hear great things about Maplewood and it looks like it has an adorable downtown. I currently work on the Upper East Side, so we're focusing our search on Westchester because it's closer, but if we don't find something soon we will begin to consider New Jersey and Long Island!

@rachiecakes: also always looking!! We have probably seen over 100 homes since we moved to our rental in 2008. We are looking in the suburbs south west of city (there isn't really a name for the area... Kind of between metro west and south shore) and we are pretty set on finding a house in a town with top schools.
Our ideal would be 4 be, 2.5 bath, 2500 sq feet, large level lot at least 10k sq feet, on a quiet street, open layout. But since that would run over 750k in the neighborhoods we're looking in, the houses more along our price point are 3 br, 1.5 bath.
In any case, a pool that would be costly to remove is a deal breaker, as is a busy road.

@mrs. wagon: Hahaha, I agree. Since my parents are in Plymouth we were trying to look in areas that would have a reasonable commute to the city, but also be close enough to Plymouth that they could easily get there to help if we were in a pinch for childcare.

We are starting to casually pick out house plans for when we build (2 years we are hoping.)
Budget: max 250K with land
Requirements: 4 bath, 3 bath
Square Footage: at least 2K
Special Requests: Ranch style with basement, grand master bath with seperate tub/shower, & large walk in closet. 2 other bedrooms on main floor with shared bath, one in basement with seperate bath. Fireplace in living room, walk in pantry in kitchen.
We will be building on family land so we need to find the ideal location, whcih we THINK we know...but DH's uncle owns it not his dad (they split the grandparents land, so hopefully he will sell it to us.)

@mamamoose: We're casually looking, but doing almost the opposite - staying in our neighborhood close to downtown (we have some amazing elementary schools here), and spending less so I could stay at home or freelance for a year or two and then to have enough cash flow for private school in middle school and beyond. We'd need something in good shape, rather than a fixer-upper—my SO is not handy. The local NPR affiliate did a story about how brutal the search is here, so I'm not getting my hopes up.
