I am confused about purchasing a new construction home (when construction has not started yet). Is it better to pick out and purchase a "tear-down" home ourselves then hire a builder? Or is it better to find a listing where a builder has already purchased the property and will begin construction once you purchase it from him?
Is one of them more cost effective than the other? Why? Also what issues would you avoid by going for the builder listing vs. finding your own?
**I am not talking about listings where construction has already begun**
ETA - Both would be within the same total budget, I guess my question about $$ is more like will I be avoiding markups by hiring my own builder
