We won't give up wanting a single family home. We've always been in condos or townhouses with condo associations and are DONE dealing with HOAs and shared walls.

@JoJoGirl: couldn't agree more. We've built things like landscaping, snowplowing, and the occasional visit from plumbers, electricians, etc. into our budget for our future house. We actually have a good idea because our current landlord hires all of that for their rental properties. Houses are a lot of work but to us, it's worth not having to deal with HOAs.
We wouldn't give up the single family home, useable yard, at least 1 car garage, and at least 4 bedrooms (or 3 bed plus study).

@mrs. wagon: Exactly - and you already pay for those things in the way of HOA fees, so in theory it shouldn't be that much more.

Agree with the single family home. Also at least 3 bedrooms, and more than one toilet! I'd sacrifice a second full bath, but it's got to at least have a 2nd 1/2 bath. I also wouldn't buy on a super busy street, even though those tend to be a good way to get into a $$$$ town.

I don't care if it's the most beautiful house in the world and under our budget - if it doesn't have a 2 car garage and AC it's not happening. We have a 1 car garage now with tandem parking and it SUCKS.

@MrsCB: UGh we have tandem parking now too. I'm already SO STRESSED about how we're going to manage with LO. Every week I tell DH "I am NOT going to stop BFing to come down and move my car"

@JoJoGirl: Ha, just give him a set of keys to your car and make him move it! I'm just so done with having to move the cars around all the time. And it'll be even worse when we have LO because we'll have to take my car everywhere, and I'm usually in the garage.

i think we would also not give up me being able to stay home with the kids until at least school age!
in fact we're giving up quite a lot right now to do that! hehe
that being said, we already live in our dream town, vancouver (area). just still in a small basement rental!

the first thing that came to mind is... we wouldn't sacrifice commuting time. right now we both work 10-min from where we live and it makes a world of a difference that both of us can get home by 5-5:30 pm.
i also wouldn't sacrifice central AC and a great school district!

I agree about the commuting time! We could get a lot more house just a 25 minute drive north, but it would make our commutes nightmares.

The money it would take to live there, or the space we could have got. A comparable house would be at least 50% more. We were willing to sacrifice on the space, yard, and even garage, but for the same price, the only thing we could get a was a condo, or a house 1/3 the size, no garage, and 30 years dated in desperate need of a over haul.

@MrsCB: Ugh i think we're going to just switch over to both cars being 'our cars' because I can't deal with the prospect of moving them every day with a baby.

financial stability, I want to always be able to live comfortably without consumer debt and wouldn't be willing to give that up.
