You should start low but fair, if you make an offensive offer the seller will just get pissed off and will be less likely to 'play nice' with you!

I offered 19k under for a short sale and it was accepted by the seller. But the bank said we needed to offer 17k more or they would veto everything. We thought about and ended up paying 17 more but 2k under the original list price.

We really lowballed. But I think they were asking too much and they had already relocated so the house was sitting empty and had been on the market for a few months. They countered once but we ended up not too far from our original offer!

We lowballed on foreclosure homes. We always asked for a lower price on non-foreclosure homes. Never gave the asking price.

Our initial offer was 10% below asking which at the time was kind of normal. We ended up paying 92% of list price.

We didn't lowball because our house was priced under market value. We felt like we were already getting a good deal.

We offered about 3% under asking, because we knew they had other offers (although didn't know what those offers were) and we wanted the house! I still feel like we got a good deal though.

We offered $7.5k below asking the day it went on the market, bc it was $7.5k over the top of our budget. They accepted; it was flipped so they were more flexible. It appraised at our offer price.

We offered $24K less, with us paying closing, but that was mostly due to comps showing they were over priced. We settled on $16K less.

12% under asking price, or about 30K. We also asked for a bunch of fixes, for them to pay the closing fees, and a one year new homeowners warranty. It'd been for sale for over a year. They took it!

We were very tactical and watched the house for a long time before we made an offer. We had to offer three time, but they ended up taking 100k less than the original asking price. Sometimes I wonder if it was worth it to work that hard for it... But we ardently believed that it was way overpriced.

I should add that they had already lowered the house $46K, when we went to see it and made our offer.
So in the end we are getting the house $62K less then what they originally listed the house for.

We low balled 16k, but came up to 4k under.
We've had 2 low ball offers on our house (price is 260k) and one was 40 under, the other was 30. We didn't take 40 seriously but countered with 30, we came back 12k under our asking price and they rejected it

We watched the market for a long time until things got better. Then, we offered 5k below the asking on our current house. We knew there was lots of interest, several offers, and it was super well priced for the area and what was done in the house. We were thrilled to get our house for what we did (even though it's still way too much money).
