@alohaorchid: I think offering 2000 off the purchase price is more than enough. I get why, IF it was going to be done, they would want it done before the final walkthrough when they move in---but I don't really understand why they can't take the 2000 and do it themselves. How odd.

How is the market in your area, and how eager are you to sell quickly?

Yea I'd tell the buyers to take the extremely reasonable offer or be done. It sounds to me like they thought they could get a deal here and you're not playing

i wouldn't do it. it's very early and i think that's an unusual request. they can buy the house and then do what they like after they move in. they should have taken your $2000 credit. don't know what their agent is telling them.

Your offer to refinish the floors is very generous. I wouldn't advise my clients to replace the floors, especially since the home as only been on the market 3 days. If it has been on the market for months then maybe.

I say your offer is plenty generous and if they want to have it done they can move in after its done after they bought the house. I would wait, its hard I know to maybe let a buyer slip by potentially but if they are this difficult already they might be even more down the road.

Leave it. It's only been 3 days and sounds unreasonable if others are in the same condition. Your offer to refinish or 2k credit is more than generous imo.

I would stand strong and say no to their demands. Anything could fall through before signing docs at the closing table (for example they could lose their jobs etc..) and you'll be out of that money. I have even seen funding the loan being delayed after the docs were signed. Hope they rethink their demanding request!
