I would take back the $2k and say take it or leave it.

WTF indeed. The market in your city is pretty good so i'd say take it or leave it. Unbelievable.

Hell nah! Your offer was more than generous.

I'd tell them to take a hike. I'd be willing to bet your next offer doesn't even mention the floors!

I always find it amazing what people try to get away with. Definitely a take it or leave it situation. Someone will love your floors just the way they are!

That's pretty obnoxious. I wouldn't even want to deal with them anymore, and tell them that you take back all offers.

That would be a great big NOPE for me. Just, NOPE!

No way they are crazy. Your offer is more than enough. If they want to pick everything out themselves then they need to buy a brand new house!

Ha, so many comments already. But yeah, I'd say no. That is ridiculous. $2000 off asking price is fair.

And you've only been on the market for 3 days?! Def say take it or leave it!

In our market, sellers would laugh in the face of buyers with a request like that. Houses sell super fast, and typically over asking.

I wouldn't even offer that much of a credit. I'd offer $500. I bet they'll take it. They are playing hardball right now. Or, they're horrible brats, and you don't want to deal with them anyway!! Imagine what will come after the inspection if they're already this cray!

Thanks for the input everyone... we decided to tell them we are not interested in their offer. Hopefully we didn't shoot ourselves in the foot!

@alohaorchid: good move. If they are this picky now I hate to see the requests (aka demands) when the inspection comes back.

Yeah, I'm with the consensus that they are spoiled brats or they've been watching too many House Hunters episodes.

If they offered something else, I'd hold it for a few days to see if you could get another offer. Not sure if it's possible, but if you end up going with these buyers, could you write the floor replacement condition out of any option period? There's a home in our neighborhood that is sitting on the market after the owners agreed on a contract with an option period and the buyer backed out. I think it's because others think there's something wrong with the inspection.

@alohaorchid: they may surprise and submit a more appropriate offer

We went back to that couple and told them we will knock 2k off the price but that's it. They walked from the sale. They called us back again a few days later to say they would like to reconsider but we were already in negoiations with someone else.

Then we sold the house to someone else for full asking price! The new buyers did not ask us to replace the floors
