We had our house on the market earlier this year because we need more space but when the contract was over at the end of June we decided it was just too much to tackle with LO#2 due in September. Well, here we are 3 1/2 weeks from my due date and I get a call from our realtor earlier today that there is a family who really liked our house when it was on the market but were unable to make an offer at the time because their house hadn't sold yet. Well, they have now sold their house and want to know if we're open to selling ours despite it no longer being on the market. We have given the OK to explore this further but I am so nervous because we have not even looked for a new house ourselves. Are we insane?

Haha that depends : ) do you have family near by that you would be comfortable staying with for a little while if it took you some time to find a new house to buy?

@purrpletulips: yeah if that's the case I would say don't do it. I would hate for you to buy a place that wasn't perfect because you were rushed between a closing and having a baby. Or worse yet for you to end up basically homeless and have to live in a hotel or a rental with a newborn!

You could always sell yours based on the purchase of a new house.

but kinda serious... the housing market is awful, and if you wanted to move, obviously you didn't want to be in this house for much longer, this is your chance. You may have a few months of an awkward living situation, but it will probably be worth it in the long run.
Even if you don't have any family nearby you can stay with for a few months, some apartments will offer month-to-month rent for special situations. Or you could look into renting part of someones house - we did that and it was a nice setup.

If the couple is willing to wait a couple months to close then I think you aren't insane. Otherwise... maybe. I'd hate for you to rush into finding another house and not be happy with it.

Something similar happened to us, we wanted to move into a bigger apartment but there wasnt one available and then 2 weeks to our due date we were told an apartment was available but we decided to stay put because we had set up all the baby stuff and it was just too stressful and tiring to pack and then unpack everything

I think it depends on the real estate market in your area since some areas are still fine/strong, and how many nibbles you got when your place was on the market before. It's not ideal (at all!) but if you didn't get any offers the previos time your place was on the market, if the offer is good, I would write in an extra 30 days to close, rent an apartment/house month to month and sell. Do not buy a house within those 30 days; since it would likely be a purchase based on stress.

I would do it if it's a really strong offer. And then rent until you have time to look for another house again. Another option is to see if the buyers are willing to let you rent the house until you find another house to purchase in which they would have to rent. Good luck!

I see the problem but maybe tell the other family they have to wait a short while so you can find a place? -
Update: our realtor called today to say the buyer wants to explore the other house because it has cheaper taxes. While I'm a little sad I cannot deny that I was not happy to hear this as it is one fewer thing we have to worry about right now.

@photomommy: we got called today and they have decided to pursue their "back-up" house because it has lower taxes. Our realtor was really nice about it all and said this kind of thing happens more than people think (people look at a house but don't want to move on it until after it has been taken off the market). I think if they ultimately come back and say they do want to consider buying ours we would entertain the idea especially after our realtor assured us that the timing of the move would be a big part of the negotiations given where we'll be with having a newborn and all.
