@Grace: they wouldn't. But I got my permanent residency in December so they are reevaluating. It's been a huge pain in the butt.
@woodentulip: you're telling me. Don't get me wrong, I feel so fortunate that we can do it, but it's an ungodly sum that could be put to better use.

One more reason I love where we live, we have a USDA Rural Oregon Housing loan, it's 100% funding as long as you buy in the right area.

15k down and kept 15k in savings and used 10 of that for a new ac/furnace. Have a 15 year mortgage.

First house we put nothing down. I just had to finish paying off my car first. When we refinanced we put 10% down.

We rent, but are saving so we can eventually pay 100% cash. I would not consider a down payment of less than 20% because of PMI. The numbers don't make sense for us with PMI.
