Ours was seller-purchased when we bought our home in March. They picked the basic package, so it hasn't covered anything we would have used it for so far (a/c, garage door, appliances).

We did, or maybe do, it expires at the end of this month. The home we purchased last summer came with a home warranty through american home shield. We have had a horrible experience! If you look them up on the BBB they have over 4,000 complaints, but still an A- rating? They find sketchy service providers who come to collect their $75 deductible and then disappear. Contacting the home warranty company produced no results ("we're waiting to hear back from the contractor"). DH was on the phone with customer service for over 2 hrs last week with 75% of that time on hold and a hang-up thrown in there as well.

We have put an offer on a home and need to choose a company. We've looked into American Home Shield, Old Republic and American Home Guardian. We plan to choose American Home Shield, but now @kiddosc is making me a bit worried!

I'm not a big fan. we've used warranties many times for rental properties we own... always seems kinda shady. You still have to pay a service fee (ours was $100) and what they cover is really random (like in one case they covered removing drywall but not putting it back up.... wut?) so you still end up paying a fair amount each time you use them. Then when the year is up, i got SO. SO. many phone calls to renew... I asked every time to be removed from the list and they'd still call back. Obviously they're making money otu of the gig our they wouldn't be trying so hard to get you.
If the seller will pay for it, may as well, but i'd rather have $1,000 off the price of the house than $1,000 in warranty...

@Boopers: When we sold our old home, we purchased a home warranty through AHS for the buyers. Before we left, there was an electrical issue that we filed a claim on. The contractor came and then disappeared, we got little response from AHS, but then we moved and figured the new owners could sort it out. We thought it was just a fluke... but have had the same experience with our new home

@kiddosc: OMG! We did have AHS at one point because we have an older home. The only time we used it was when something happened with our garage door. We paid over 2000$ for replaced plumbing last year and are afraid out AC will go out at anytime--over $15K to replace!!!

We didn't get one.
Our inspector (who we hired, not our bank) was really impressed with the quality of the house, and we were eager to get an offer accepted so we didn't want to give the sellers any reason to say no (such as asking them for it)

We had Old Republic, but it was a seller-purchased policy and we let it lapse after a year. Nothing broke that we would have used it for.
