Another quintessential first world problems post We are moving to a new place in a few weeks and would like to move the laundry up from the unfinished cellar (the house is 200 years old and it's a whole other level of unfinished, too many ways for LO to hurt himself). We will have contractors doing a number of renovations anyways, and there are a few potential locations. We could have a laundry "closet" in an existing closet near the kitchen with stacked machines, a side-by-side laundry closet built in the hallway near the kid rooms on the second floor, a full laundry room off the master on the second floor (but would require compromising some room in the new master bath we're building, would not be attached to the bath but would take space), or a full laundry room in the third floor attic (right now only partially finished, so plenty of room to carve out what we want in the unfinished space). Where we'd put it is right next to the "wet wall" that already has plumbing in it for bathrooms underneath, so it's not that expensive to run it up. Master location also already has plumbing in it...

I'm coming from a condo with shared laundry, so anything that's my own sounds amazing. The architect had a very negative reaction to the idea of a laundry closet, saying he builds full laundry rooms (with a sink, lots of space for hampers and folding, etc) even in small condos because it's so wonderful to have. Our real estate agent had a very negative reaction to having it off the master, as he said you want to make the master bath as grand in scale as possible because it adds a lot of value to the house relative to how much you put in. I don't really want stacked machines, as it would be nice - even in the context of a laundry closet - to have some counter space for folding above front loading machines. And the attic gives up centrality. So WWYD? Is it really so much better to have a full room? Does it make too much noise (even with soundproofing) if it's on the bedroom floor? I'm wondering if that could detract from the seeming convenience?

Thank you!
