We paid $4000 in repairs before listing but our house is old and needed it. Closing costs plus all the extra expenses came to $26k.

We paid a buyers insurance for a couple hundred bucks for a house we sold. It essentially gives the new owners a one year warranty in case anything goes wrong. It really helped us sell the house.
