Well, I think we're gonna do it - after talking to the realtor yesterday it would seem now is a good time to put our house on the market and so it's looking like that will happen towards the end of this week! She said most homes like ours are on the market for about 75 days on average give or take. We'll see! But it made me wonder -- if you've sold a home, how long did it take?

I'll let you know, but we just listed it Thursday, and so far, no offers. I do know that now is not a great time to list (at least in our area) because of the holidays and a general slow down in the market. Overall, places sell SUPER fast in our area, like a week or so, so I'm hoping that our place will still go pretty quickly!

@LAZB: We have an area we'd really love to be in and there are a couple houses there up for sale now that we're interested in but we're not gonna let ourselves fall in love until ours sells.
If it takes awhile to sell and there isn't anything left there right now, we'll probably rent until we can get what we truly want. Or maybe consider building! What about you guys?

We got an offer third day it was on the market, but it took a week for the conditions to come off. We got $2k under asking. When our house was on the market with the previous owner, the house was on the market for 3 months!

We listed ours this summer and had an offer 2 days later from the first person who looked at it. I expected it to take much longer because we lived in a rural area and had over 3 acres. But our buyers had been looking for a property like ours for over a year so they were ready to buy. We had done a ton of work as well. Good luck!

@coopsmama: The market definitely changed (we paid 20% less than what they had listed it for) in the span of 4 years. We replaced a few windows with new triple pane ones, got new hardwood flooring on the main floor (not intending to move for another 5 years...gulp), new laminate and tile flooring in the basement (it was previously carpet), and a few cosmetic changes. We probably put more into it than we should have (we thought we were going to be there for a while) but still came out ahead.

We bought and sold this August. We bought our house the day it came on the market for asking price. We sold our house the day it listed for above asking. For some reason our neighborhood is a but nuts and everything goes quickly. Good luck with the sale of your house!

I think it took 3 days to get an offer. The market in the Boston area was really hit last spring.

@coopsmama: eeeek! I'm excited for you!!! Too funny, we decided to put our house on the market in November too. It would have been SO nice to sell it before Christmas so we didn't have to deal with the holidays, organizing new toys and showings!
Ours was on the market for 4 months. We had 3 offers. One was within the first week but it was a low ball...we didn't even respond to it (45k under asking?!). The second was higher than the first but still low and they wanted an inspection done before accepting our counter offer. Which was weird. The third, we were nearly ready to take it off the market but they came in $2k under asking. It worked out though because the house we had our eye on the entire time our house was for sale, wasn't done being built until the day we got our final offer! It went on the market the same day. And we bought it haha.

About a month for us. We were admittedly ambitious with price, but ours was the most updated unit in a 1980s built condo complex. We had 3 lowball offers, one actually came up to an agreeable price (although a bit lower than we wanted) but it was an as-is, all cash, close whenever we wanted offer so it worked out well.

Ha, we live in central Florida and it took my sister and I close to 3 years to sell. Practically all of the houses that were similar to ours were in foreclosure or short sale (and there were thousands of them) so it took the time to get the majority of those filled before we stood a chance. Still had to pay the bank $10k to get rid of it. Glad to hear not every area has as crappy of a market as us.
My SIL has had hers on the market close to a year and no bites yet.

We listed our town home in So Boston, a supposedly very hot market, thinking it would fly in a week. Our realtor was genuinely stunned when we got no bites for 6 weeks - lots of traffic and interest, but no one willing to take the plunge. It was priced really well, but once we reduced it after 6 weeks on the marked, we had 3 offers in 2 days, one over asking and it's now under agreement (and is STILL getting requests for showings "just in case"). It fuels my philosophy that you usually can't be too underpriced, the market will make up for it and you'll probably end up with competing offers that work in your favor.
That whole time our new house was under agreement, so it was stressful at times, but it all worked out in the end. The plus side: our house was perpetually clean for 2 months because we had to keep it sparkly for all the showings!
We're now snug in the new place with so much more space for the family we're planning to grow. Good luck!

I think we went on the market in mid-April and were under contract by early July. Unfortunately, we're doing a short sale with my old house, and we're STILL waiting on the bank to approve it!

Three days for our first house, six days for our second. We've been very, very lucky - but we've also done a lot of prep work in preparation for putting it on the market.
Totally different situations - our first house was a gem in a somewhat scrubby city neighborhood, very updated by the previous owners with minimal changes from us (some paint, landscaping, and a thorough cleaning of the yucky old basement). We bought that house in 2009 when the market was very slow and sold for $30K more in 2013 when the market was very hot. Our second house was one of the smallest in a much nicer suburban neighborhood. We made a lot of upgrades - every room painted, all new stainless steel appliances, landscaping, custom railing in entry, high end washer/dryer. We sold it a year later for $12K more than we paid, but after upgrades and the closing costs etc we pretty much broke even.
Both times, our realtors assured us the houses wouldn't sit because they were pretty much immaculate. Fresh paint, pretty lighting, no clutter, and no dust/dirt will pay off big time. Polish your wood and clean your windows before every showing, plus give each room a quick spritz of Fabreeze (I used Cranberries and Frost for our last house).

@HLK208: Is it weird that I'm strangely kind of sad to put our house on the market?? Maybe I'm just weird. You have read my posts and you know how much this home has frustrated me and I have told J for months that I want to leave -- and yet, here we are, and I'm finding reasons to be sad about moving. I'm pathetic. I think it's just hard because it was our first home and we brought both babies home from the hospital here so it has those memories, too. And I know that logically it's a money pit and we can't afford to put the major changes in that we would need to put in to make it a long-term solution for us and I know moving to a newer home is a good idea but I'm probably going to shed a tear or two during this process!

It's going to be a stressful weekend over here but hopefully the house will go on the market Monday and we'll be ready to go! I like your tip about Febreze and will keep that in mind!

@coopsmama: I get what you mean. I was sad about it too but honestly, we had problem after problem in our old house. It was such a burden. After living in our second house for 1.5 years, we realize owning a sound house has been a giant stress relief - even on our marriage. Our current house is where our kids can grow and it's a much better feeling.
However, I did drive by our old house once a week for a year after we moved lol.

5 days! At list price. We SO did not expect it. But we worked with a really good realtor who helped us get the house ready for sale for a good 3 months before we listed it. She told us to do things that sounded so ridiculous to me, but clearly she knew what she was talking about. She had us paint the insides of closets pure white (makes it look cleaner and bigger), paint the garage floor (made a surprising difference!), and repaint the basement (also made it look so much cleaner). She also had someone come in and repaint our entire kitchen, cabinets included, because it was dated.

Multiple offers in less than 24 hours for our townhouse. We staged it really well, had great pictures, and priced it right (sold for over asking). House we bought had been on the market for over a year and we got it for under asking. So even in the same area, it can vary greatly.

@HLK208: You're right. We are having problem after problem over here, too. And I am sick and tired of having stress about the house take our time and attention over our marriage, C and M. I just may need you to remind me often of this over the course of this selling adventure.
Because seriously - I have NO idea how I'm going to keep our house in showing condition with a 16 month old and a 3 month old. No. Idea.
Although I guess in our area, when we were originally looking at homes, I was surprised by just how messy the vast majority of them were. I think we generally take better care of our home/belongings then a lot of people in our neck of the woods so that should be in our favor.

We had 7 offers in a week. The market was crazy in our area and the house was completely updated and staged nicely. We packed up half our things and moved them to storage before we even listed the house.

Update: We have received two offers this past weekend and will be deciding this afternoon with our agent!
So for us, it was a little less than 3 weeks should all go okay and we make it to closing.
