I am so sorry! I know you were so excited about it! I also get emotionally attached to houses, I did the same thing for our house. But it's good that you can see that's a lot of stuff to handle:( I will say that our inspection said that we had a couple of areas on the roof that needing repairing, and we also knew there had been some damage due to Hurricane Wilma. We have since found out, 2 years later, that the roof actually needs to be replaced, and we have continued to make repairs on it as needed, but DH said that he wishes he would have had a seperate roof inspector look at it before we agreed to buy it. Ultimately, since this house will be a rental once we move into our next home, we will end up being forced to replace the roof, which will cost at least $20K. So I'm not trying to scare you, but roof issues are scary and can mean a lot more money than meets the eye:( We actually decided to build our next home just to avoid getting caught in some of the situations that we got caught in with this house and not realizing the degree that some of the repairs needed.

We have a pool, and it was totally black and non-functional when we bought the house, and DH had a pool inspector come in and they told us all of the things (like a new pump system) that would be needed, and we were able to negotiate adding that stuff in to closing - like the seller agreed to pay $5K toward closing to cover all of the pool costs. So there is something to be said for getting your own inspectors before making any decisions, but is sounds like all of those repairs might be overwhelming:(

Oh that sucks but maybe you should think about celebrating not getting stuck with a money pit!!! Phew!

I'm so bummed for you! I know how excited you were to find this house. The work required does sound tricky, but not the end of the world. Do you know why the inspector didn't recommend blown-in insulation? If the crawl space is too small for a laborer to install traditional batt insulation, blown-in or foam is usually the remedy, not replacing the kitchen.

I'd be seriously fearful of taking that on if I were you. It sounds like such big projects and you'd be in a state of renovation for a prolonged period of time. I'd only do it if you were absolutely sure that there was no other way to get your dream home.

We were so patient and looked for 2 years for something that was just right. We still have a couple of huge projects we're going to have to undertake, but they felt very do-able to me and not like a heavy weight on my shoulders.

This happened to us. Our inspection was awful and I also got very upset because I love love loved the house. We started looking at other houses because I figured it was a lost cause.... but they came back and said they'd lower the price to pay for the majority of those things. So we bought the house

I'm so sorry To me, those projects just seem like a LOT to take on.
However, maybe you could put renovating the crawl spaces on the back burner for now? Just tackle the ceiling in the master, get that done, and then save the crawl space renovation for a few years down the road? Living without a kitchen is super sucky, but you CAN do it. We had to do it before, you can either make a make-shift kitchen out of another room in your house or see if you can use part of the kitchen during the bulk of the renovation. Or you just eat out a whole bunch for a few weeks.

I'm sorry that the inspection turned up so many issues. All that means is that this isn't the right house for you, and your perfect house is out there waiting for you somewhere. We lost out on a few places before we bought our house, and I can't imagine living in any other home now. I definitely would walk away from that house, especially since you and your DH don't have a ton of construction experience, because those kind of projects quickly get out of hand!

@mrs. bird: I figured out a strange quirk where the space heats up first thing in the morning if I keep the french doors closed...DH says it's because of the extra heat from raising the temperature from 65 to 71. I think I'm also going to get a small space heater to keep my feet warm when I'm at my desk! And change the window treatments from dark blinds to solar shades to keep the privacy but let in more light.

Just an FYI...you might want to also budget for things the inspector didn't notice, too. Ours was thorough but he didn't tell us the front window frames were rotting inside from intense sunlight and rain was going right through. We were lucky to replace them just before the hurricane!
