We rent and our washer broke last week. At first, our landlord asked us to cover the cost, which ended up being about $150 or so. We ended up talking it out, but it did get me thinking about what the norm is with appliance repairs.
If you rent and a washer/dryer came with the unit and it broke, would you have to pay for it? Would your landlord pay for it? Would you split the cost of the repair?

I don't think we would have. My mom has a lot of rental properties and she would have purchased the new washer for her tenants.

It'd be covered since the washer & dryer are included in our lease. Our microwave isn't included anywhere in the lease so he wouldn't have to fix it, but he probably would. In ma landlords are required to supply a stove/oven & keep them in working order & if a fridge is supplied that must be maintained as well. Other appliances are dependent on lease agreement.

When I rented (and when I worked for a rental company), the landlord was responsible for covering the repair costs for all appliances that came with the unit. That's the cost of being a landlord and providing those appliances.

our washer broke & the landlord bought us a new one. He has also paid to repair the drier once. I would be surprised if he asked us to cover the cost- that is what our rent is for!

I hope our landlord would! They paid to fix the fridge when it broke and I assume they would fix the washer/dryer, but I bet it would take awhile.

We are in a traditional apartment community, and they'd definitely pay for it they've been great about repairs!

Our prop manager said we'd be responsible for repairs/replacement if the washer dryer broke. So he suggested we not leave one for the renters. Our new place came with brand new w/d so we sold our old machines before we moved.

We would have to pay for it because it didn't come with a washer/dryer; we had to bring our own. We had to get our own fridge too...annoying.

If the appliances were included in the unit, then they are the landlords responsibility.

The only time I would expect to pay for things, is if it was specifically in the rental agreement AND if my rent was cheaper because of that. I have friends that own rental propeties in a different city and they ask the tenants to do small repairs, but they are upfront about that.

Landlord is responsible for appliances unless I did something (knowing it was not appropriate) to cause the damage.

My washer broke when I was renting, and the landlord covered the cost. (Um, it was the insert to a padded bra that got stuck in some intake hose...THAT was embarrassing.)
I also had a garbage disposal connection go bad too (think water and gunk explosion under the sink and in the walls below me) and they fixed that too. Same apartment, 2 different landlords.

When our place came with the washer and dryer the maintenance people would fix it if they broke. At the last place we rented we brought our own washer and dryer so it was up to us to fix it.

I agree with other posters. When I lived in a place that provided a washer and dryer, my landlord handled all repairs. Our current place did not come with them, so we bought our own. We are, of course, responsible for those- but they'll also come with us when we move out.

I think our landlord would have to pay for it if it were theirs, but we bought our own washer/dryer. Generally small fixes are on us, but big appliance things are on the landlord.

We rent out a townhouse and no way would we make our renters pay. Its not theirs, its ours. Part of the perks of renting .....
