Congrats!!!
I have no advice. We start seeing homes on Wednesday. I feel the same about getting attached and am trying to keep this as objective as I can but I know it will be difficult!

@2littlepumpkins: Thanks! My husband is a lot more attached to the house than I am. He keeps talking about "when" we move in, and I am like, "If if if! Don't say when yet!"

@NCSUchick27: How exciting - good luck!! I would say when they will respond depends on how long you gave them to respond. If the sellers have other showing appointments or if they hope to receive other offers they may wait until the last minute. Although, I don't always advise my seller clients waiting until the last minute, it happens all the time. How long did you give them? Ps - I'm a realtor in Pennsylvania.

Ahhh, congrats! Depends on how long you gave them to respond, and if they have other showings or an open house scheduled. It's so nerve wracking waiting. We put an offer in on a house and the agent played games, delayed days, and dragged us out of contract without a response. We put in another one on a different house and got a positive response within 24 hours. Remember, even though it may not seem like it, there will always be something else if this one isn't meant to be :). We did the inspection on the house we have under contract yesterday, so now we get to go back to the seller with our list. Fun fun.

We heard back within the hour, but the house has been on the market over a year and they were getting desperate to sell. We negotiated the whole thing in a few hours! Hope you hear back soon, I'm sure the waiting is hard.

Update: We just heard back that they are writing a counter offer today, but we don't know what is yet.

The first house I put an offer on took 36 hours to hear back. We put an offer on the house the day after it was listed.
The second house we put an hour offer on took four hours to hear back. That one had been on the market three months.

@2littlepumpkins: No, the listing agent emailed our agent at around 11:00am that they would be writing a counter offer today, but we haven't received one yet. I am wondering if they received another offer today.

We always wrote into the offer that we needed a response within 24 hours or the offer was off the table, so we always heard back either with a counter or an acceptance to negotiate by/before then.

Update: They received multiple offers (I am pretty sure our offer was the first one that they received), and they want us to submit our best offer by 5pm tomorrow. DH and I will have to talk it over. I am not willing to go too much higher than what we originally offered. This house has a roof that is near the end of its life, and polybutylene pipes, which means the plumbing needs to be replaced.

@NCSUchick27: wow it's crazy a house with those issues created a bidding war. Was it priced really low to start?definiteyl think realistically about your budget and what the house will need.
Ask your agent but I think you can have the contingency on the offer that if anything else comes back at inspection or anything more substantial than a certain threshold then you can back out.

@T.H.O.U.: I don't think it was priced low especially with the issues it has. I think it was priced a little high based on the comps that we looked at when we were making our offer. Inventory is pretty low in our area so a lot of listings are getting multiple offers.
With the roof and the plumbing it needs like $18k in repairs sooner rather than later. We are willing to do them, but only if we can get it for certain price.
We do have the inspection contingency on our offer.

@NCSUchick27: Did you go below list price? Inventory is low here too. And I wonder if the other people making offers realize that there's that much repair work to do so soon. And on top of that, just because they are asking for your best offer doesn't mean that yours isn't already the best offer they have so far. Keep us updated on what you decide and how it pans out!

@2littlepumpkins: Yes, we offered below list price because the comps we saw did not support their list price. We also asked for the seller to pay our closing costs since we would need that money to cover the repairs.

We just submitted our "best" offer. We bumped our offer up a little bit, but we are still asking for closing costs.
We aren't asking for the seller to pay for a home warranty anymore because our agent says she will purchase one for us. Offer is still contingent on a home inspection, termite inspection, financing, and appraisal. We will see what happens.

My sweet husband last night, I brought up that if a buyer really was concerned about the age of our house, we could offer them a $500 home warranty. He thought it meant we would have to fix anything! Hahah no, we would use a third party.

I just found out that they went with another offer. I am not surprised. I am just glad to know so that we can move on to the next house.
We looked at a different house today in a much better location that we really liked so we may be putting in another offer on that one.

Good luck! House hunting is such a rollercoaster. By the time we found our current house we had looked at so many and had bidding wars on a few so I felt completely numb about it. But although I do sometimes think about those other houses, I'm still pretty happy with the one we bought. It can be a long process but if you hold out for what you want, it often pays off.

We put an offer in on a different house on Tuesday, and as of this morning we are under contract on that house. I am excited! I like this one better than the first one, and it doesn't need near as much work.
