Honestly I wouldn't bring it up if I were you. Make sure the paint is in good condition (no chips) but be honest if they ask.

Since I have lived in a house with painted counters, I know its a bit of a pain to keep up so I probably wouldn't want them. But I know those kits are supposed to be getting better and better.

It wouldn't be a deal breaker for me. If I loved the rest of the house but hated the counters, I would just plan on redoing them in the future. I actually don't love my counters but I live with it, it was worth it because I love the rest of the house and my neighborhood.

If I loved the house otherwise, and the price was right, I would still buy the house. Counter tops can be replaced, pretty easily too.

If your buyers think the price is too steep because of the counter tops, they'll probably negotiate.

It's a superficial issue. Any buyer who turned down a home due to a painted ANYTHING, probably is using that as an excuse not not buy the home.

You walk away from a home for bad foundation, bad roof, water damage, stuff like that. Most people, I don't think, will walk away from a home because of a superficial thing like countertops or cabinets. Good luck!

As a seller I wouldn't mention it. When we bought our house we knew we'd be getting new granite countertops and repainting rooms, refinishing some floors etc. I don't think people expect to buy a house and everything is perfectly done to their taste.

Definitely don't mention it! I think if someone doesn't want laminate countertops, painted ones are much different. If I was buying a house, I would probably want to replace them eventually, painted or not.

wouldn't be a deal breaker for me, but i would buy with the expectation that i'd quickly replace them. if i was looking for something turnkey, i guess it might be more likely to choose something else, but they're not a big deal.

@Foodnerd81: I agree with you! We have black granite counter tops that came with our house and i hate them but they were practically new and it just seems so wasteful to replace them.

Countertops in the scheme of things are on the lower end of cost to replace (unless your shipping in marble from rome or something crazy) The buyer will either decide they can live with them or they'll replace them

Wouldn't be a deal breaker for me at all. I do not like the countertops in our kitchen, didn't when we moved in (laminate that goes all the way up the backsplash, yeech) but the kitchen layout, cabinets, and size were PERFECT, and we just figure we will replace them one day with either nicer laminate or solid surface. I actually think it's better to have things like that that are 'upgradeable' because that way the buyer can see themselves changing things to their taste.

I agree with everyone else, I just wouldn't mention it! This wouldn't be a deal breaker for me, if the house was priced right. I'd replace the countertops though.

But it def wouldn't be a deal breaker even if I knew- I agree with pp's that if I loved a house a cosmetic issue wouldn't bother me.
