    Sorry I thought you were buying. I'd keep looking too. I hate sharing a wall with others, mostly because if feel bad if we were loud.

    @Greentea: With the added amenities, I would DEFINITELY do the apartment!

    Also, if it is a new, modern apartment, I find that the noise is really not that big of an issue. But I guess it all depends on the quality of the construction.

    5-7 yrs with 5 people- definitely the house 2200 sq ft or 400 sq ft per person plus outdoor space of your own.

    I would choose the apartment given that you are renting. The location and amenities sound ideal. DH and I lived in a new construction luxury apartment complex before we bought our house and we never heard noise from our neighbors. The newer, well built buildings put a lot of effort into sound proofing now.

    @Sunshine1810: I also have never heard my neighbours. They have to literally be standing outside my door in order for me to hear anything.

    You all have given me some more things to consider, thank you!

    I am very drawn to the house with the yard, almost so much so that it trumps all else. However, the school near the apartment is international and that is perhaps even more important.

    The apartment is on a medical school campus and I am a quiet tenant with a freakishly quiet dog. I am not too worried about neighbor noise, but I also know that one bad neighbor can ruin a place. But, a bad neighbor in a house might be even worse (no property manager).

    The apartment would force more social contact (I would attend a group studio vs. have my own studio at the house for instance), having to go to the park, etc. That might be a good thing.

    I am still undecided. I am going to really tour them thoroughly and see what I observe. The apartment is extremely nice with radiant floor heating (!) - it is a big deal in this weather!
