We're looking to rent out our townhouse and are looking into having a PMC handle all the details--background checks, applications, finding a tentant, collecting rent, etc..
Anyone have any experience with a property management company? Worth it?

Yes and totally worth it. I had to manage my parent's properties in college, and it was always a huge headache. Never again. I trust property managers to do their job and make it much easier on the landlord. They will take care of everything. Just keep in mind that you might have to throw money at the property... just how rentals usually work out.

Yep. Our rental is about 16 hous away by car so it's totally worth it for us. I think we pay 10% of our monthly fee for them to do the rental work. In four years we've never gone more than a month with it unrented, and they've had to deal with an eviction and a water heater exploding so I think they're worth every penny!

My parents used one to rent out their home when they moved overseas. It's been great! One note is that the house seems to absorb enormous sums of money for repairs... but that's probably just the nature of renting out your home.

@chopsuey119: so u decided to move before baby #2!!! good move! =)
@mrbee: i know, what a pain! i think the older the home, the more the repairs. our richmond home isn't that old, so hasn't been too bad. but the home we're in now, what a pain in the butt!!!!

We used a real estate agent to do property checks, rent the place, etc. It was definitely worth the price!

I'm sure as a homeowner they are more than worth it! I must say though that as a renter, we have been extremely unimpressed. This is our first time renting outside of a building/development, and we thought it would be a pretty similar experience. Unfortunately, we have gotten terrible service and feel like the PMC does not care about us or the house at all. It's probably just the folks we are working with, but it has left a bad taste in our mouths. If we rent again, we'd rather work directly with our landlord, as we'll know they are invested in the home.
