Would it freak you out?
Our radon people had a delay on fixing our system and finally got out to do it today. They had to set up a test to see if it's working and left this in our dining room. It looks like crap and we have showings this weekend. I'm trying to figure out what we should do. So, I'm curious. Would seeing something like this in a house you are considering buying worry you?

No, not at all. I would be thrilled that a seller was taking care of these things so I didn't have to pay for it later (either with my own radon inspection or down the line with cancer).

I didn't vote in the poll but we are in the house-hunting process and I never knew before now that a radon test is something sellers had to do! If our realtor hadn't explained to us what it was about then yes, I'd be a little freaked out. But I imagine if anyone sees it and asks about their realtor or an agent will explain and it'll be fine.

Nope, we asked for a radon test in our house specifically so I would know what it is used for. I'd probably ask for the results though.

At first, yes, I would be alarmed, but if I really liked the house I would inquire before I placed an offer.

Something like the sellers are currently in progress of conducting the required radon testing. Any potential buyers will have access to the results by xx date.

While I'm aware of radon testing, it's often not done until the house is in escrow. So the fact that you're having testing done now, would imply to me that there was or had been a problem and it would give me pause.

I like what @T.H.O.U.: suggested. But now that I read @Truth Bombs: comment I would wonder that.
DH was just talking about doing the radon test ourselves instead of paying the inspector in the house we are buying. So I guess I would be happy we don't have to pay.

@Truth Bombs: @Foodnerd81: yeah. So, there is radon and we have a remediation system in place. That system removes it. We just had it replaced and they are doing the final test that makes sure it is working. Would you mention that to the potential buyers?

@mediagirl: honestly, yes, it would give me pause. If I really loved the house I would do more research to see how I felt. If I liked it but not loved, it might be a reason for me to move on... Even though I'm totally sure it's fine.

I wouldn't freak out, but I'm an environmental engineer and deal with this at work. You'd have to disclose the remediation system to the buyer anyway, might as well mention that there is one in place during the showing. Personally I'd actually feel better knowing the radon issue is being addressed and that I don't have to do the testing from scratch and pay for a new system to be installed! Maybe your agent has good tips on how to discuss it.

The fact that you already had it tested AND had the mitigation system replaced & re-tested to make sure it's working would actually be a bonus for me. Where we live, radon levels can vary a lot, so it's not really a surprise to need a mitigation system. BUT, it would be great to not have to worry that the seller might not want to pay up (even though they almost always do/have to). ETA: Or that they "have" one but you would want to re-test and not sure how old it is, etc.

I think most people would be relieved you're testing for radon... It's mandatory for home inspections these days I thought?

No, it wouldn't bother me. Radon is super common here. If I saw that I would assume you were taking care of the mitigation, which is completely effective.

Agree with @avivoca. I would think most realtors would explain it to their clients this way too.

I agree with @KayKay: As a buyer it would be a bonus to me to see that any potential issue is already being taken care of. I would ask to see the final testing results, though. But to answer your original question, no it would not freak me out or scare me off!

@mediagirl: we failed our radon test. they say houses these days are so enclosed and tightly sealed radon has little opportunity to mitigate naturally. It's slightly above the EPA recommended level. I don't think we're gonna do anything about it tho

No, it's a standard test around here when buying/selling. You do you radon test , you get the lead paint disclosure.

I wouldn't be concerned about it passing through, but I would ask for the results during the due diligence.

I wouldn't know what it was by looking at that machine but I'd be happy once I knew there was a mediation system in place.
How about you out a sign out...
"Testing recently upgraded rain mediation unit in progress"
Or something like that? Sell it as a feature!
