@kjpugs: We only paid 3.5% and have zero regrets. We got our mortgage through a government program that provides insurance, so we don't pay PMI. We were in the same boat. When we were renting we were paying $1000/month for a one bathroom, 800sf duplex. We live in a military community, so rental rates are insane. We are now paying a mortgage of $845/month (taxes, insurance included) for a much bigger, newer, nicer place. We are SO GLAD we bought.
